KSD School Board Report by Tom Staly

Kennewick School Board Meeting January 12, 2011        5:30 PM

Board member Heather Kintzley was absent.   Board member Lynn Fielding was 17 minutes late.

Business:

• Superintendent Dave Bond reported that retired KSD Superintendent Don Anderson has been hospitalized and is improving.  See note below.

• Board member Kathy White related that she had spoken with legislator Maria Cantwell at Delta High School about federal legislation supporting STEM schools.

• Business Manager Vic Roberts described property near Southridge High School in the Sagecrest Development which could serve as a site for a new elementary school within 10 years. The board voted to purchase the 16.39 acre site for just over $470,000.

• Bev Johnson-Torelli gave the second reading for five personnel policy revisions. The board voted to approve these changes.

• Dedication of the new Kennewick School District Administration Center.  Bond credited the KSD Facilities Study Committee headed by John Perkins for recommending the purchase of the former Food Pavilion for renovation as the new district administration building in 2006.  A bond issue was posed to the community in 2008 and passed in May of 2009.  Kevin Veleke was recognized for work to pass the bond.  See details below.

KSD Administration Center
Ned Warnick of Design West Architects related design considerations to convert a 45,000 square foot grocery store to a 65,000 square foot administration facility. An important fact is the district saved $100. per square foot doing a renovation rather than new construction.

Features of the design include skylights over work areas to provide daylight, large windows on two sides of the building for daylight, energy efficient lighting, HVAC and insulation, low maintenance glass and aggregate concrete floors and sound insulation utilizing acoustical panels. Parts of the building are unfinished and will remain so until needed for additional office space.

• Storage space is 2885 sf
• Future expansion space is 8390 sf
• Land site is 4.77 acres

Purchase History and Cost

• Built in 1979 as a grocery store
• Purchased by KSD in May of 2008
• Original square footage was 46,682 sf
• Purchase price listed at $3,641,000. Purchase involved a tenant lease agreement that lowered the district share of the purchase price to $2,344,162. This was paid out of the district’s capital fund.
• Phase I construction cost was $1,315,284. and was done by J N Jacobsen and Sons.
• Phase II estimated construction cost is $5,940,000. And was done by Lydig Construction.
